Fixed windows that do not open
Traditional looking fixed timber effect windows are windows with a fixed frame and cill (if required) which do not normally open. 5 Star’s traditional looking Residence fixed windows are often referred to as picture windows as they frame the view they offer. Fixed frame windows are the most energy efficient of all window styles.
Fixed frame (non-opening) windows - regulations
Fixed Windows can only be fitted once fire escape rules have been achieved. FENSA state that fire escape hinges need to be fitted to Windows in habitable rooms, on both ground and upper floors, so fixed windows can only be added once this has been achieved. Escape windows are required to open at a 90-degree angle, to allow the fire brigade access or as an emergency escape route for anyone within. Kitchens, utility rooms, dressing rooms, bathrooms, WCs, and shower rooms are not counted as habitable rooms, so fixed windows can be used in these cases. If you have another opening window in a room, there is no requirement to have a second fire escape window fitted. If there is an external door which can be used as means to escape the window does not need to be a fire escape.
Conservation areas with fixed wooden windows
There are numerous examples of Residence R9 fixed windows being fitted into areas of Outstanding Natural Beauty and on some occasions Residence R9 have been fitted within Grade 2 Listed Buildings. In a conservation area or within a listed building, new fixed windows must be approved. Break up a fixed frame windows view
If your outlook is not appealing you can distract the eye or break up the view from a fixed frame window by adding vertical and, or horizontal mullions, internal Georgian or external Astragal bar or by adding a lead pattern. Imagine overlooking the gas works or worse the wheely bin store, the ultimate way to avoid this undesirable view would be to choose your fixed frame window with an obscured textured glass, in the Pilkington range, level 5 gives the greatest obscuration.

The Latest Technology in Glass
All of our 5 Star double-glazed units are equipped with sound-reducing technology, excellent thermal performance and are filled with Argon (an inert gas with insulating properties). Double, triple, and acoustic alternatives are available, along with both toughened and laminate glass options for added warmth and security, and our designers can advise. When glazing a bathroom, toilet or shower room fixed window, in fact any room where extra privacy is required, you will need to choose a textured obscure glass pattern, a 5 Star Designer will show you all options available.
