Do I Need Planning Permission?

Planning permission is probably the last thing on your mind when looking to buy a conservatory or orangery, indeed you may not realise that it could be necessary before you proceed with commissioning a design.

Let us inform you from the outset, that if the conservatory or orangery you want to have fitted is a “permitted development” then you will not have to worry about obtaining planning permission first.

Permitted development

When installing a minor extension, carrying out a demolition or converting a loft, cellar or garage, you are usually permitted to do so.

Currently you can add an eight-metre extension to a detached house or a six-metre extension to a detached property without planning permission.

When do I need planning permission?

Generally you will need to obtain planning permission when e.g. the extension will be taller than the highest part of the house roof or a single-storey rear extension has a height of more than four metres.

The best way of getting a definitive answer to the question is by getting in touch with the planning department at your local council.

They may ask you for a detailed outline of your plans so that they can properly assess them and determine whether they abide by planning permission obligations.

How long will I have to wait for a “yes” or “no”?

The maximum waiting time for a response should be eight weeks, depending on how complex the project is. If you feel that your application has been unfairly refused then you can appeal to the Planning Inspectorate.

How much does it cost?

Applying for planning permission for an extension in England currently costs £172, and around £166 for the equivalent in Wales.

What happens if I proceed without planning permission when it is required?

We strongly recommend that you never do this as you will be subject to a planning breach. You could be ordered to make a retrospective application or if you proceeded with the extension after being informed that it did not comply with planning legislation, you could be forced to put things back to exactly how they were.
